10-year-old Mia lives in the Shadowbrook, a 13-story pre-war apartment building with a spooky history. Fascinated by the legends that haunt the building, Mia and the other kids in the Shadowbrook have formed a Monster Society to investigate them – but mostly to tell each other scary stories. All the kids but her 12-year-old brother Luis, that is, since he’s too old to believe in monsters.

So when a very peculiar woman who wears long black dresses and carries a spider-engraved cane moves into the 13th-floor penthouse apartment, Mia is sure that there’s more to her than meets the eye. Or rather, that she is *exactly* what she appears to be. As the building’s weird occurrences ramp up, Mia teams up with the rest of the Monster Society to investigate Ms. Draven – but when their investigations reveal otherworldly forces that put Mia in danger, only Luis (and maybe Ms. Draven herself) can save her.
